We have 2 main policies for room bookings, Flexible and Non-Refundable. Please check the details of each below.
Reservations containing 4 or more rooms, reservations for stays longer than 3 nights and activity holidays are subject to deposit which will be charged shortly after booking. If you book online using a flexible rate for a long stay or a group booking your booking is subject to the “50% 8 Weeks” policy.
Great flexibility on this rate. Payment will not be taken from your card until 2 days before arrival. We will pre-authorise the card 7 days before you arrive. The card MUST be chargeable without the customer being present. If the card requires the customer to be present or if we are unable to pre authorise the card that you have provided for any reason at all we reserve the right to cancel your booking without notice. Cancellation is free up to 2 days before check-in (that’s 3pm 2 days before the day of arrival). If the booking is canceled or amended less than 2 days before arrival then a charge equal to the total booking will be retained. In the event of a no-show or booking reduction (on or after arrival date) charge equal to the total room booking will be retained. We will refund this fee if you can demonstrate that COVID-19 was the late cancellation reason

Great value on this fully prepaid rate. Advance purchase is required. Booking is fully prepaid at time of booking and refunds will not be given regardless of the reason.
50% 8 WEEKS
This Policy covers any Activity Holiday or large room booking. If your booking is for 4 or more rooms or you have a long stay planned we reserve the right to apply this policy. Pay 50% At the time of booking, pay 50% 8 weeks before arrival. If you cancel within 8 weeks of arrival your 50% deposit will be retained. If you can demonstrate that the cancellation as due to Covid illness or restrictions you will receive a full refund.
CHECK IN – Guests may check-in at any time from 3.00 p.m. on the day of arrival. (earlier subject to availability)
MINIBUS TRANSFER FROM/TO FERRY- Raasay House is a short walk from the ferry terminal. If you prefer we can collect and drop you off at the ferry. If your room booking is for £100 or more per night we will collect and drop you off for free. If your room booking is less than £100 per night then there a small fee for this service of £10 each way.
CHECK OUT – On the day of departure we kindly ask all guests to vacate their rooms by 10.00 am. Late check-out after this time can be requested and is subject to availability. There may be a charge for this facility.
WINTER – Check out opens at 08:00. SUMMER – Check out opens at 07:30.
PLEASE CONFIRM CHECK OUT TIME WITH RECEPTION WHEN YOU ARRIVE – If you are planning on catching the early ferry (07:55) in WINTER then you will need to settle your bill the evening before.
PACKAGE NOTES – If your ‘Package Type’ does not say ‘Breakfast’ then your booking does not include breakfast. You may add on breakfast £15. This must be booked by the evening before at the latest. Please reply to this email to add this on.

ABOUT US – We are a family run business, not a chain. We offer a personalised service and we pride ourselves on making our guests feel relaxed and well looked after.

PETS – We welcome well behaved pets. There is a £10 per pet, per night charge which will be added to your booking to a maxim of £30 per room, per stay. Diners wishing to have their pets with them at meal times will be seated in the bar.
OUTDOOR ACTIVITIES (LIMITED IN WINTER – Please enquire ahead of time) As well as accommodation and meals we offer a wide range of exhilarating outdoor activities. Please book activity sessions prior to arrival to avoid disappointment.
RIB BOAT TRIPS – We offer a range of trips, including pick up/drop off’s from Sconser and Portree in out fast boat ‘Arctura’. Full details can be found on this site.
WIFI – We have high-speed broadband in the building which is free for our guests to use. We are in a rural location so internet can be temperamental. It is only good for light use eg surfing, checking emails, checking social media. It is NOT suitable for streaming Netflix or downloading/uploading big files.
SPECIAL REQUESTS/SPECIAL OCCASIONS – If you would like to add a bottle of champagne (£49.95) or processo (£24.95) on a arrival or order a celebration cake (from £30) we will be more than happy to do this. All requests should be made at least 24 hours before check in and allow 48 hours at least for a cake. Please note that due to our island location (no florists on the island) unfortunately we cannot fulfil requests for fresh flowers at this time. Email is email@example.com.
